Real Estate Tax For 2010: $3,654.92

2010 and prior taxes will be paid by the seller. The 2011 real estate taxes will be prorated to day of closing.

Price, Terms and Possession:The successful buyer(s) will be required to sign the purchase agreement immediately following the sale and deposit 10% as earnest money in the form of a personal, business or cashier check. The closing is projected to be November 1, 2011. The seller is flexible on the closing date. If any grain remains to be harvested after October 31, 2011, the tenant shall have the right to complete the harvest even though the lease has expired. The cost of title insurance and escrow closing to be prepared by Nebraska Title Company will be divided equally between buyer and seller. Full possession of the land will be given at closing, subject to tenant's rights discussed above.
